Flashing failures at valleys, chimneys, and skylights if we installed them.
Ice and water shield issues in the first five years after installation.
Wind damage up to 110 mph for shingles we installed (per manufacturer specs).

What's Not Covered
- Damage from improper maintenance (e.g., ignoring clogged gutters, not trimming overhanging branches).
Pre-existing issues we documented in your pre-installation inspection report.
Leaks caused by animal intrusion or pest damage after installation.
Wear and tear from severe weather beyond the manufacturer's wind rating (e.g., tornado or hurricane).
Reroofing over an existing layer we didn't remove — we always tear off, but if a homeowner declined tear-off, the warranty doesn't cover the new layer.
Alterations or additions made by another contractor after we finished.
Cosmetic discoloration from algae or moss — that's an environmental issue, not a workmanship defect.
